Jeff Scislow, Minnesota’s #1 RE/MAX Realtor, posted a 94% Listings Sold percentage in the 1st six months of 2007! The average time on the market for these sales was just 33 days, with a 97.75% of listing price received!
Many of our listings have been selling in the first couple weeks on market this year due to a number of factors that have been incorporated into our marketing. Properly preparing a home for the market is more important than ever and is another key factor in our listings selling much faster and for more money than industry averages.

- Price: In today’s challenging market, price is more important than ever. The wrong price simply will not attract the right buyer, or may not attract a buyer at all. Buyers today are very “price motivated” when making their buying decision. When I meet with prospective sellers, plenty of time is spent reviewing recent sales of similar homes so the seller is in a position to make a wise pricing choice. Our objective is to list the home at the highest possible price that will receive an offer.
- Condition: With so many homes to choose from buyers can be more selective than ever. If a home needs updates, decluttering, or some other form of “work”, the buyer will either pass on it or make an offer that would be lower than otherwise. Taking the time to prepare the home for the market is essential to reaping the benefits of a timely sale at a good price.
- Marketing plan. An extensive marketing plan is critical in today’s market. Not every marketing plan produces results however. An effective marketing plan will not only produce required showings, but will lead to results by getting the home sold. Our marketing plan is tested, proven and always evolving. We continue to focus on what is working in a given environment and we understand that each home is different. As a result, we monitor the market sentiment and target the likely buyer for each unique home we’ve been hired to sell. By closely tracking the results of our marketing efforts we can determine where our energy, emphasis and dollars are directed, which in turn yields even greater results for our clients.
- Follow up: Once our listing has been shown, we make every effort to contact the showing agent within 24 hours to learn how the showing went. Relaying the feedback to our client is important, but even more important is determining the buyer’s level of interest and whether they have any unanswered questions. Many buyers sit on the fence and our follow up calls have been able to convert the fence-sitters to home buyers.
